Practice Expertise
Shawn Elpel counsels individuals, corporate and institutional clients in real estate law and transactions, title insurance and construction law. He is a skilled negotiator with long experience in all aspects of litigation and mediation.
 
Construction Law
Shawn represents public and private sector clients in all aspects of the construction process. He has extensive experience ranging from drafting construction agreements and contracts to analyzing risks of construction lien rights and securing appropriate indemnities, lien releases and subordination agreements from developers and contractors.
 
Real Estate Law
Shawn provides clients with high-quality legal advice and counsel designed to bring their broad range of real estate transactions to completion. He offers expertise in the areas of purchase and sale agreements, multi-site/multi-state transactions, corporate mergers and acquisitions, and resolution of property ownership and use issues. He routinely assists in the creation and negotiation of easements, covenants, leases and licenses, and has extensive background in land use due diligence.
 
Title Insurance Law
Shawn advises buyers, sellers and lenders in policy coverage issues relating to the disposition, acquisition and financing of real estate transactions. His practice involves the negotiation of title policy coverages and endorsements for buyers, sellers and lenders, as well as issues associated with construction and the issuance of title insurance policies.
 
Professional Expertise
Prior to joining Duggan, Schlotfeldt & Welch, Shawn was Vice President and underwriting counsel at LandAmerica Commercial Services in Seattle, where he underwrote transactions in all 50 states and was lead underwriting counsel on many multi-site/high-liability commercial real estate transactions. He advised management, legal staff and agents on the effects of new and/or proposed legislation, regulations and court decisions on the real estate and title insurance industry.

 

Shawn is an experienced educator and instructor. He has directed and assisted in many legal training programs and has taught numerous classes in real estate, escrow and title insurance law. He is one of four professionals responsible for creating the Commercial Real Estate Certificate Program at the University of Washington Tacoma.
